Tivoli is a combination of ten-stories of Tower Residences and two-stories of Townhouse Residences.  The single level integrated parking facility is at grade and below the residential structures and extends below the focal point of the complex, a private central courtyard of over 12,000 square feet including lavish landscaping.  The project contains 240,000 square feet of cast-in-place concrete construction and includes a grand two-story lobby, private courtyard and internal parking.  A challenge for the design team was an existing railroad tunnel through the site.  The open section of the tunnel was enclosed with new steel and concrete construction with transfers and special foundation requirements to avoid the tunnel.
